Terms of Service
In plain terms: Channels Connect is free for property managers. We sync your listings, calendars, and rates across booking channels, and we earn a small commission on the booking side when a reservation is paid, not from you. You keep responsibility for your listings and for honoring bookings. Disputes are handled under Florida law.
1. Acceptance of Terms
By creating an account or using Channels Connect (the “Service”), you agree to these Terms of Service. If you do not agree, do not use the Service. These terms apply to every property manager, owner, and team member who accesses the platform.
2. Description of Service
Channels Connect is a channel management platform for vacation rental property managers. It connects to your property management system or lets you import listings directly, then keeps your listings, availability, and rates synchronized across booking channels including Airbnb, Vrbo, Booking.com, and Expedia, using two way sync so a change on any side updates everywhere else. The Service also gives you a single dashboard to review bookings, availability, and performance across every connected channel, instead of logging into each channel separately.
The Service is free to use. We do not charge a subscription fee, a setup fee, or a listing fee. Our revenue comes from a commission on the booking side, collected when a channel pays out a completed, paid reservation. See Section 5 for detail. Because we only earn revenue when your properties get paid bookings, our incentives are aligned with yours: a listing that never books earns us nothing either.
3. User Accounts and Registration
Account requirements
You must be at least 18 years old and authorized to manage the properties you connect. You must provide accurate registration information and keep your account credentials secure. Notify us immediately at info@channelsconnect.com if you suspect unauthorized access.
Account responsibilities
You are responsible for the accuracy of your property listings, compliance with local short term rental regulations and licensing, honoring bookings made through connected channels, and maintaining whatever insurance coverage your rental activity requires.
4. Channel Integration and Data Synchronization
Third party platform integration
Connecting a channel authorizes us to access and update your listing, calendar, and rate data on that channel on your behalf. You remain bound by each channel’s own terms of service, and we are not responsible for changes those platforms make to their policies or APIs.
Data accuracy and synchronization
We work to keep synchronization fast and reliable, but you are ultimately responsible for verifying that bookings and calendars are correct, particularly after connecting a new channel or property. Report sync discrepancies to info@channelsconnect.com as soon as you notice them.
5. Payment Terms and Billing
Service fees
There are no monthly subscription fees, no setup fees, and no onboarding costs for using Channels Connect. We collect a commission only when a booking made through a connected channel is completed and paid. Commission rates and any optional paid add-ons, if introduced, will be disclosed clearly before you opt in.
Payment processing
Commission is deducted from channel payouts or invoiced according to the terms shown in your dashboard. You agree to keep your billing information current, pay applicable taxes, and notify us of any billing dispute within 30 days of the charge in question.
6. Limitation of Liability
To the maximum extent permitted by law, the Service is provided “as is” without warranties of any kind. We are not liable for indirect, incidental, or consequential damages arising from your use of the Service. Because the Service is free, our total liability to you for any claim is limited to the commission fees you paid us in the preceding 12 months, or 100 US dollars, whichever is greater. We are not responsible for outages, policy changes, or errors on the part of third party booking channels.
7. Indemnification
You agree to indemnify and hold Channels Connect harmless from claims, damages, or expenses arising from your use of the Service, your property listings or rental activity, or your violation of these terms or applicable law.
8. Termination
Termination by you
You may close your account at any time by contacting info@channelsconnect.com. Upon closure, your channel integrations are disconnected, and you may request a data export within 30 days.
Termination by us
We may suspend or terminate an account for violation of these terms or our Acceptable Use Policy. Where the violation is not urgent or safety related, we will give 30 days notice first.
9. Changes to Terms
We may update these terms as the Service evolves. We will notify active users of material changes by email or in-app notice, with advance notice for anything that materially reduces your rights. Continuing to use the Service after a change takes effect means you accept the updated terms; if you do not agree with a change, you may close your account as described in Section 8.
10. Governing Law and Disputes
These terms are governed by the laws of the State of Florida, United States, without regard to conflict of law principles. Any dispute arising from these terms or the Service will first go through good faith negotiation and, if unresolved, binding arbitration under the rules of the American Arbitration Association, seated in Broward County, Florida.
